Site identification
- Introducing a broad range of residential development opportunities (both on and off market) through our extensive range of contacts, including agents, landowners and developers.
- Appraisal report identifying risk areas, planning policy, constraints and other material considerations (technical, legal, contract structure etc).
Site layout and design development
- Using our established associations with architects and engineers to advise on the best use for a site.
- Adapting site layouts and building design options to fit with the location, topography population demographics, needs and site specific restrictions.
- Advising on themes for a site and designing the properties to maximise net useable floor areas and the prospect for planning permission success.
Site valuation and appraisal
- Undertaking financial development appraisals using proprietary software programmes such as Proval/Pamwin to determine viability.
Site acquisition
- Liaising with legal advisors regarding title issues
- Instructing site surveys such as flood risk assessments, contamination and subsoil conditions
- Investigating accessibility and provision of proposed services
- Investigating the suitability of joint ventures, options, conditional contracts, clawback, overage and development agreements
- Negotiating stage payments and contracts
